For higher-priced Virginia markets, the 2026 high-cost conforming limit is $1,249,125 where applicable. That is relevant to some Charlottesville move-up buyers and UVA faculty households, but most Valley shoppers should begin with program fit and payment, not a headline limit.

USDA finances $13,500 more in this example and its initial monthly payment is roughly $173 higher when the annual fee is included. The trade-off is that the buyer keeps the $10,500 down payment for reserves, moving costs, repairs, or a no-out-of-pocket closing option if the transaction structure supports it.

For a VA example, a $350,000 purchase with zero down and a first-use 2.15% funding fee produces a $7,525 fee. Financing it makes the loan amount $357,525. Veterans with a qualifying service-connected disability may be exempt from the funding fee.
