Knowing how to use bank statements before you make an offer can keep a great home in Rockingham, Augusta, Warren, or Shenandoah County from being delayed over a question that was easy to answer upfront.

Most buyers provide the most recent two months of statements for every account being used for the transaction. That can include checking, savings, money market, investment, retirement, or business accounts. Provide every page, even a blank final page. The documentation should match the story: a bill of sale and deposit record for a vehicle, or a transaction history and gift paperwork for family funds.

Here is the math:

Compared with a conventional loan requiring 3% down, the buyer keeps $7,500 in savings at the start. That does not mean USDA is automatically cheaper every month. USDA has income limits, property eligibility rules, and its annual fee. But for a Valley buyer with dependable income and limited cash for a down payment, it can preserve money for moving, repairs, and reserves.

VA borrowers should also ask about their entitlement and funding fee rather than assume a standard answer. A VA purchase with a 0% down payment can carry a funding fee when the borrower is not exempt, while qualifying exempt veterans may pay none. VA cash-out refinancing can go to 100% loan-to-value when the property and borrower qualify. Conventional cash-out is capped at 90% loan-to-value.

For self-employed buyers, a Bank Statement program may use eligible business or personal bank deposits to evaluate income instead of relying solely on tax-return income. That does not mean every deposit counts as income. Transfers, refunds, and one-time deposits may be excluded.
