The exact window depends on the scoring model, so do not stretch your search across months or mix it with unnecessary credit applications.

That protection is helpful, not a reason to collect random quotes. An inquiry will not fix a weak debt-to-income ratio, and a teaser rate without points, fees, or a realistic closing timeline is not a meaningful comparison. The goal is one organized mortgage-shopping period after you know your likely loan lane.

Avoid opening a store card, financing furniture, leasing a vehicle, or moving money between accounts without asking first. Those changes can affect score, debt ratios, reserves, or documentation even when the inquiry itself is small.

Start with a soft credit conversation

For many Valley buyers, the cleanest starting point is a soft credit pull mortgage review. Use the Valley’s programs before comparing rates

USDA is often the first lane for eligible properties in Rockingham, Augusta, Rockbridge, Shenandoah, and Warren counties, as well as many communities outside Charlottesville’s core. Eligibility is address-specific, so check the official USDA property eligibility map before assuming that a rural-looking home qualifies. USDA also reviews household income, which can include income from adult household members who will not be on the loan.

VA financing may be a better fit for an eligible veteran, active-duty buyer, or surviving spouse. A worked $250,000 example

Assume a $250,000 eligible Valley home and a 6.50% illustrative 30-year fixed rate. With USDA, a buyer may finance 100% of the price. Using a 1.00% upfront USDA guarantee fee, the fee is $2,500: $250,000 x 0.01 = $2,500. If financed, the starting loan amount is $252,500. At an illustrative 0.35% annual fee, year-one USDA annual fee is $875, or about $72.92 per month. Principal and interest on $252,500 at 6.50% is roughly $1,596 per month, before taxes, homeowners insurance, and the annual fee.

With a first-use VA loan and a 2.15% funding fee, the funding fee on the same $250,000 purchase is $5,375: $250,000 x 0.0215 = $5,375. Financing it creates a $255,375 starting balance, with principal and interest of roughly $1,614 per month at the same illustrative rate. A VA borrower with qualifying service-connected disability compensation may have the funding fee waived. Current program fees, eligibility, and pricing must be confirmed for the specific file.

Compared with a conventional loan requiring 10% down, USDA or VA could preserve $25,000 in down-payment cash. Preserving cash is valuable for repairs, reserves, or moving expenses, but financed fees increase the balance and payment. That is the trade-off worth comparing.
