In Augusta and Rockingham counties, a veteran can buy a home in Staunton, Fort Defiance, Verona, Weyers Cave or Harrisonburg in the $240,000 to $310,000 range with no down payment. Whether you can do it depends on how you qualify for a VA loan, and that is simpler than most people expect. The U.S. Census Bureau’s Augusta County QuickFacts page publishes the county’s veteran population alongside its median home value, and it shows how many neighbors are working through this same process.
By the last step you will know whether you qualify, hold a Certificate of Eligibility, and be ready for pre-approval. Before you start, gather a DD-214 or a current statement of service, recent pay stubs or VA award letters, and two years of work history. This guide comes from Duane Buziak, NMLS #1110647, Blue Mountain Mortgages by Duane Buziak.
Step 1: Confirm You Meet the VA Service Requirements
VA eligibility is a service question. You generally qualify with one of the following, as laid out on the VA.gov eligibility page:
- 90 consecutive days of active duty during wartime
- 181 days of active duty during peacetime
- 6 years in the National Guard or Reserves
- Status as the unremarried surviving spouse of a service member who died in service or from a service-connected disability
Your discharge must be other than dishonorable. If yours is less than honorable, do not rule yourself out. The VA can review those cases, and a mortgage broker can often tell you early whether a file is worth submitting.
The most common mistake is assuming the VA sets a minimum credit score or income. It does not. Eligibility depends on your service, while credit and income standards come from the individual lender, which Step 3 covers.
Two terms get mixed up here. The VA home loan benefit is reusable: you can use it again after you sell a home and repay the loan, and in some cases while you still own the home. Entitlement is the dollar amount the VA guarantees to the lender on your behalf. With full entitlement there is no VA loan limit. With partial entitlement, such as when a prior VA loan is still active, county loan limits apply to the portion you are borrowing against. For a broader look at what the benefit covers, see our guide to VA loan benefits for veterans.
Step 2: Get Your Certificate of Eligibility (COE)
The Certificate of Eligibility is the VA’s document confirming you qualify. There are three ways to get one:
- Through your broker. Duane Buziak can pull your COE through the VA’s automated system, often within minutes. You need your DD-214 if you are separated, or a statement of service signed by your commander or personnel office if you are on active duty. Guard and Reserve members typically need a retirement points statement or equivalent proof of six years.
- Online. Request it through the portal on the VA.gov COE page, uploading the same service documents.
- By mail. Submit VA Form 26-1880 with your documents. This is the slowest route.
Read the COE when it arrives. It shows your entitlement amount, whether this is first or subsequent use, and whether you are exempt from the funding fee.
Troubleshooting: If the COE shows entitlement still tied up in an earlier loan, or a previous VA loan that was never restored, address it before you make an offer. A one-time restoration is available if you have repaid that loan and sold the property, and you can sometimes restore entitlement in other situations too. Your broker can review the history and sort out which path applies so it does not surface mid-contract.
Tip: If you have a VA disability rating, ask that the funding fee exemption be reflected on the COE. It changes your numbers in Step 4, and our article on the best mortgage for veterans with disability explains the other advantages.
Step 3: Check Your Credit, Debt-to-Income and Residual Income
The VA publishes no minimum credit score. Each lender adds its own overlays, and they vary widely: one may want 640, another 620, another will consider lower with compensating factors. This is where a broker earns its place. Duane Buziak works with access to more than 500 wholesale lenders, so if one shelf declines your score or debt load, another is likely to fit. A single bank has one set of overlays and no alternative to send you to. If a low score is the obstacle, our guide on how to improve your credit score for a mortgage walks through the fixes.
Two measures drive the income side:
- Debt-to-income (DTI): 41% is the VA’s guideline benchmark, not a hard cap. Strong residual income and credit can support higher ratios.
- Residual income: the VA’s own test of what remains each month after taxes, debts and housing costs. The required amount varies by region and family size. Check the current tables in the VA Lenders Handbook, Chapter 4 and compare them to your own budget.
To see where you stand without hurting your score, Duane Buziak offers the NoTouch Credit Pull, which reviews your credit without a hard inquiry. Some lenders cannot pre-approve you without one, so this lets you plan first and commit later.
For income documentation, expect to provide two years of work history, recent pay stubs, VA disability award letters and military retirement statements. VA disability compensation can count as qualifying income when it is stable and documented, and it is also tax-free, which can help your ratios. If your ratio runs high, see how to get a mortgage with a high DTI.
Step 4: Calculate the Funding Fee and Your Monthly Payment
The VA funding fee is a one-time charge that keeps the program running without monthly mortgage insurance. As of 2026, per VA.gov, it works out as follows (confirm current rates before you apply):
- First use, 0% down: 2.15%
- Subsequent use, 0% down: 3.3%
- With 5% down: 1.5% (first use)
- With 10% down: 1.25% (first use)
Veterans receiving VA compensation for a service-connected disability, Purple Heart recipients and eligible surviving spouses are exempt. You do not have to pay the fee in cash, because it can be financed into the loan.
Worked example (illustration only, not a rate quote): Suppose you buy a $310,000 home in Augusta County with 0% down on a 30-year fixed loan at an example rate of 6.25%.
- Disabled veteran, fee waived: loan of $310,000, principal and interest about $1,909 a month.
- Non-exempt, first use: the 2.15% fee is $6,665, financed to a loan of $316,665, principal and interest about $1,950 a month.
The fee adds roughly $41 a month, and nothing comes out of pocket at closing. Our guide on how to calculate a mortgage payment manually shows the math behind these figures.
Compare FHA on the same home. At 3.5% down you need $10,850 up front, plus monthly mortgage insurance. VA asks for $0 down. USDA is another zero-down option for eligible rural addresses in Page, Shenandoah, Rockingham and Augusta counties, and you can check a specific address on the USDA eligibility map. For a side-by-side of every zero-down route, read about zero down payment home loan strategies.
On closing costs, the goal is no-out-of-pocket closing options, using seller credits or lender credits. The VA also restricts which fees a veteran can be charged, so some costs that appear on other loans cannot be passed to you.
Step 5: Get Pre-Approved with a Broker Who Shops VA Loans
A pre-approval package contains your COE, income documents, two months of asset statements and a credit review. That package is what a Valley listing agent wants to see, and it counters the myth that sellers dislike VA offers. A VA buyer with a verified COE and full underwriting review is a strong offer. The VA limits some seller-paid costs, but a clean pre-approval keeps your offer competitive in Staunton, Harrisonburg or Winchester. If you want to start online, here is how to get pre-approved for a mortgage online.
The difference between a broker and a single retail lender is the rate sheet. A retail lender offers its own pricing and its own overlays. Duane Buziak shops multiple wholesale lenders for rate, overlay fit and speed. His record backs that up: $95.6 million in production, more than 1,400 five-star reviews, Top 1% Nationwide, and Scotsman Guide Top Originator in 2025 and 2026. Veterans weighing their options can also review strategies to choose a VA loan mortgage broker.

Start the pre-approval with a second NoTouch Credit Pull. It begins the file without a hard inquiry, and you move to a full credit check only when you are ready to proceed.
Step 6: Find a VA-Eligible Home and Pass the Appraisal
The home must be your primary residence, and the VA generally expects you to move in within a reasonable period after closing, commonly within 60 days. Investment properties are not allowed. You can, however, buy a property of up to four units if you occupy one of them, which suits buyers near JMU who want rental income to offset the payment.
A VA appraiser values the home and checks it against the Minimum Property Requirements: safe, sanitary and structurally sound. Common Valley flags include:
- Well and septic testing on rural properties in Page or Shenandoah counties
- Peeling or chipping paint on older homes in Staunton and Waynesboro
- A roof with limited remaining life
Write the offer correctly. Include a VA financing addendum, or escape clause, so you can walk away without penalty if the appraisal falls short. Negotiate seller-paid closing costs, remembering that the VA limits seller concessions, generally to 4% of the home’s value, not counting customary closing costs. For the full purchase process from offer to keys, see how to buy a house with a VA loan.
Plan on roughly 30 to 45 days from contract to closing, with the appraisal ordered early in that window. If it comes in low, you have options: your broker can request a Reconsideration of Value with comparable sales, you can renegotiate the price, you can cover the gap yourself, or you can use the escape clause and move on.
VA Loan Qualification FAQs for Valley Veterans
Can I use a VA loan in Harrisonburg with a 620 credit score?
Yes, it is possible. The VA sets no minimum score, so it comes down to lender overlays. Some wholesale lenders approve at 620 with steady income and manageable debt. Duane Buziak compares options across many lenders to find one that fits your Harrisonburg purchase.
Do Rockingham County veterans need a down payment?
No. With full entitlement, a VA loan allows 0% down on a primary residence in Rockingham County, provided you meet credit, income and appraisal standards. You can also finance the funding fee, or avoid it entirely if you receive VA disability compensation.
What is the VA loan limit in Augusta County in 2026?
With full entitlement there is no VA loan limit in Augusta County. Limits apply only with partial entitlement, and they follow the 2026 conforming limit of $806,500 in standard-cost counties ($1,249,125 in high-cost areas). Check the FHFA county list for your address.
Does Front Royal qualify for both VA and USDA?
VA loans work anywhere in Warren County because eligibility is based on your service, not the location. USDA eligibility depends on the specific address, so check it on the USDA eligibility map. Some Front Royal addresses qualify for both zero-down programs, and we compare them.
Can a Guard member in Winchester qualify?
Yes. A Guard or Reserve member generally qualifies after six years of service, or with qualifying active duty time such as a federal activation. Your COE confirms it. Winchester buyers should gather their points statement and discharge or service documents.
Can I use VA disability income to qualify in Warren County?
Yes. VA disability compensation counts as qualifying income when it is stable and documented with an award letter. It is tax-free, which can improve your debt-to-income ratio on a Warren County purchase, and the funding fee is waived.
What is the VA cash-out refinance limit?
A VA cash-out refinance can go up to 100% loan-to-value, which is higher than the 90% maximum on a conventional cash-out. Duane Buziak can run both side by side for a home in Staunton, Waynesboro or elsewhere in the Valley.
Can I reuse my VA entitlement in Frederick County?
Often, yes. You can reuse entitlement after repaying a prior VA loan and selling the home, and sometimes you can use remaining entitlement while still owning it. Your COE shows what is available, and a one-time restoration may apply. A Frederick County purchase is a good moment to review it.
