A VA loan can be the difference between waiting another year and getting the keys to a home in Harrisonburg, Staunton, Waynesboro, Front Royal, or the rural roads in between. For eligible veterans, service members, and surviving spouses, a VA loan Virginia purchase can offer no required down payment, flexible credit standards, and no monthly mortgage insurance. The key is matching that benefit to the property, your entitlement, and the real costs of the deal.

I am Duane Buziak, NMLS #1110647, an independent mortgage broker serving Virginia buyers who want straight answers before they write an offer. A VA loan is powerful, but it is not automatic approval and it is not always the best lane. The details matter.

Who Can Use a VA Loan in Virginia?

The VA home loan benefit is available to many veterans, active-duty service members, National Guard and Reserve members, and certain surviving spouses. Your Certificate of Eligibility, often called a COE, shows whether you have entitlement available. It does not replace underwriting, but it is the starting point for confirming your benefit.

For a primary residence, VA financing can go to buyers with credit scores as low as 500 in the right file. That does not mean every 500-score application is ready for approval. Recent late payments, collections, debt-to-income ratio, job history, and property condition still count. A buyer with a 620 score and stable income may have a simpler path than a buyer with a higher score carrying heavy monthly debt.

Full entitlement gives eligible buyers room to finance above the 2026 baseline conforming limit of $806,500 without a prescribed VA loan cap, subject to qualification and appraisal. Virginia’s high-cost conforming limit is $1,249,125 where applicable. Buyers using remaining entitlement after another VA loan may need a down payment, so get that math done before touring homes.

VA Loan Virginia Costs: See the Numbers First

No required down payment does not mean no transaction costs. VA loans generally carry a one-time VA funding fee unless the veteran qualifies for an exemption, commonly because of a service-connected disability. Seller concessions, seller-paid closing costs, or no-out-of-pocket closing options can reduce the cash you bring to closing, but the structure has to fit the contract and loan guidelines.

Here is a straightforward purchase example. Assume a first-time VA user buys a $350,000 home near Staunton with $0 down. At a 2.15% VA funding fee, the fee is $7,525: $350,000 × 0.0215. If financed, the starting loan amount becomes $357,525. Compared with a conventional loan requiring 5% down, the VA buyer keeps the $17,500 down payment available for reserves, moving expenses, or repairs. That is meaningful breathing room, not free money.

USDA buyers in the Valley should compare the math too. On a $300,000 USDA purchase, the 1% upfront guarantee fee is $3,000, creating a $303,000 starting loan if financed. The current 0.35% annual fee on $300,000 starts around $1,050 per year, or $87.50 per month. USDA can be excellent for an eligible rural property and household income, while VA has no geographic eligibility boundary and no monthly mortgage insurance.

Rural Homes, Acreage, and Property Questions

A veteran can use VA financing on a farmhouse outside Woodstock, a home in Rockbridge County, or a property near the Blue Ridge foothills, provided it will be the primary residence and meets VA property requirements. The appraisal looks beyond value. It also considers safe access, water, septic, roof condition, heating, and basic livability.

Acreage is not automatically disqualifying. The question is whether the land is typical for the area and primarily supports the residence rather than a commercial operation. A home with a few acres, a detached garage, or a small barn may work well. A working farm with substantial income-producing improvements requires closer review.

USDA remains a strong alternative for rural buyers who are not VA-eligible. The USDA Property Eligibility map is the local source to check because many Shenandoah Valley communities outside the core city limits remain eligible. Charlottesville-area buyers often find that the answer changes quickly once they move into Albemarle, Greene, Nelson, or surrounding counties.

Purchase, IRRRL, and VA Cash-Out Options

For a purchase, the goal is a payment and contract structure that holds up through appraisal and underwriting. Do not assume a seller will cover every cost. In a competitive situation, a clean offer, realistic closing timeline, and verified financing often matter as much as price.

For an existing VA loan, an Interest Rate Reduction Refinance Loan, or IRRRL, can lower the rate or move an adjustable-rate loan into a fixed-rate loan without the full documentation generally required for a purchase. It still has costs, and a lower payment should be weighed against the new loan term and break-even point.

VA cash-out refinancing is different. It can refinance an existing VA, conventional, FHA, or other eligible mortgage and access equity, subject to qualification. VA cash-out is available up to 100% loan-to-value, not 90%. That flexibility can help consolidate high-interest debt or fund a necessary project, but using home equity to solve short-term spending needs deserves a careful conversation. Conventional cash-out is capped at 90% loan-to-value.

Why an Independent Broker Changes the Comparison

A big-name online quote is useful only if it is compared against the same loan structure, points, rate lock, closing timeline, and credits. Rocket Mortgage is a national online lender worth including in a rate comparison. Movement Mortgage is a retail option buyers often consider for processing speed. Neither comparison should end with a screenshot of a rate alone.

Locally, Tonja Showalter Armentrout and F&M Mortgage, Jake Adler and The Adler Mortgage Team, ALCOVA Mortgage Staunton, Bruce Burner and Benchmark Mortgage, C&F Mortgage Waynesboro, and Movement Mortgage Harrisonburg all serve borrowers in this region. Their teams bring recognizable local or retail platforms. The broker advantage is independence: I can shop more than 500 wholesale lenders rather than work from one product shelf, with particular depth in USDA and VA scenarios that small-town properties create.

Mortgage Maestro is built around direct accountability, not a call-center handoff. My record includes $95.6 million in production, 1,500-plus 5-star reviews, Top 1% Nationwide recognition, and Scotsman Guide Top Originator recognition, including #114 with $44.4 million in 2025 and $51.2 million in 2026. Those numbers do not replace a careful loan review, but they reflect a consistent standard: Dare to Compare pricing and a 24-Hr Guarantee.

Check Credit Without Guesswork

Before you apply, ask how credit will be handled. NoTouch Credit Pull is designed for an early conversation when you need a soft credit pull mortgage review rather than an immediate hard inquiry. It can support a no hard inquiry mortgage pre approval discussion and help identify the right next step.

A mortgage pre approval without hard pull is not a final approval or permission to ignore documentation. It is a planning tool. If you want a soft pull mortgage broker review or a no credit hit mortgage application conversation, NoTouch Credit Pull gives us a practical place to start before you commit to an offer strategy.

Virginia VA Loan FAQs

Can I use a VA loan for a home in Harrisonburg or Staunton?

Yes. VA loans work across Virginia for an eligible buyer’s primary residence. The home must meet VA appraisal and property standards, whether it sits in town or outside it.

Is a VA loan better than USDA in the Shenandoah Valley?

It depends. VA has no USDA-style location or household-income limits and does not require monthly mortgage insurance. USDA may be a strong option for eligible rural buyers who do not have VA eligibility.

Do I need a down payment for a VA loan Virginia purchase?

Usually no, if the price is supported by appraisal and you have sufficient entitlement. A down payment can still help in a competitive offer or when remaining entitlement is limited.

Can VA cash-out refinance to 100% loan-to-value?

Yes, VA cash-out can go to 100% loan-to-value for qualified borrowers. The payment, purpose, income, credit, and appraisal still must support the new loan.

Can Mortgage Maestro help a veteran with a 500 credit score?

Yes. Mortgage Maestro can review VA possibilities at a 500 score, but approval depends on the complete file. Income stability, payment history, debt, and property details drive the recommendation.

Is Duane Buziak a broker or a bank employee?

Duane Buziak is an independent mortgage broker with Coast2Coast Mortgage LLC. That means access to a broad wholesale market rather than one retail product shelf.

Can I use a VA loan on a home with acreage in Augusta County?

Often, yes. Acreage must be typical for the neighborhood and secondary to the residence. Commercial farm operations and unusual improvements need a property-specific review.

Can I get no-out-of-pocket closing options with a VA loan?

Possibly. Seller-paid costs, negotiated concessions, and certain pricing structures can reduce funds due at closing. The best option depends on the rate, contract, appraisal, and local market conditions.

A good VA loan decision should leave you confident about the payment, the property, and the next step, not merely relieved that you found a low advertised rate. Bring the address, your COE questions, and your goals to the first conversation. We will build the financing around the life you want to live in the Valley.
